Overall, it's at the low of average.
Expect the usual apartment lifestyle:
1) poor sound insulation between apartments-2 neighbours snore heavily or have other nighttime extracurricular events. I suggest popping some popcorn and keeping the Netflix going. Of course most residents don't seem to stay long.
2) no monitoring in parking areas has led to 3 insurance claims for us, & 2 for visitors, 1 including a totaled vehicle hit/run with no direction other than suffer damage or pay increased insurance premiums
3) told we were expected to give 60 day notice to vacate(new policy) even though our lease stated 30 days, no notice delivered to us to notify of change
4) initially told data package was optional-included cable, phone & data. Phone services ended when lightning destroyed the lines but rates weren't changed. We recently attempted to cancel since we don't use cable at all and they no longer provide phone and were told the data package is mandatory & we cannot cancel. Our monthly billing continues to show that we are paying for phone, data, and cable.
5) weight room, pool, hot tub amenities are available.
Hot tub is often not functioning, either heater, jets, or both are not functioning.
6) garage and covered parking are extra charges on top of rent. Previously attempted to discontinue, and were told they became part of the lease when I added them.
7) staff changed several times since we moved in & the result seems to be management is unable to accurately communicate (I.e., we paid for the benefit of home buyer, in case we bought a home it wouldn't violate the lease. Then our integrity was questioned. She spent the time to go back and look it up thankfully. Perhaps a better system would help identify details quicker.
8) you ARE responsible for ALL utilities, know it up front. End of month we get a bill for W/S/G which has drastically increased 300%in the 3 years (originally around $40.00, currently over $125.00) with addition of items like CAM fees, city increased water prices, etc.)
9) grounds upkeep can affect your rent. We notified them last summer that a sprinkler outside our apartment was severely damaged and the effect was a dispersed geyser. We notified manager 3 times over the course of 4 months. NOTE: the water used on premises is billed to the occupied apartments I'm told "since there wouldn't be any use in vacant apartment and grounds are kept for available renters." True? I dunno.
10) data is provided by Veracity with extremely poor communication and response times - down at least once each month. Limited customer service contact & "not the responsibility of management" although they'll be happy to escalate your call." To Veracity
In their favour:
Management is fairly friendly. They defer to policy if is something comes up, "corporate decisions" made by home office and nothing can be done.Review responses seem to be cookie cutter references about what the home office hopes is demonstrated but residents have a different view. Though I've never had to deal with sleeping staff (they keep busy) and I have witnessed residents communicating with management to make payments (and advised it will include the late fee in all fairness) to meet their lease obligations
They seem to be family oriented. I get my fair share of kids playing in the stairwell, lol. On occasion it leads to practical jokes and games like ding-dong-ditch. There's no need to be nasty. Just give it a minute and stay near the door. Maybe step outside and offer candy? When they come back, talk to them respectfully and they seem to get it. NOT THE MANAGEMENT'S FAULT...
Occasional events (4th of July, last year, a Valentine's treat with a bite to eat.)
Maintenance=good response times.
I've seen worse apartments for around the same price. 3 bedroom, garage, covered parking...runs just under $1,500/mo by your 3rd year
