We just moved in. Our experience so far is pleasant. Easy to communicate with the front desk. Jordan and Meredith are so nice and professional. Easy to move in. The process is straight forward. You have all the amenities you need. The price is right for what you get. The apartment itself is what you expect for the price. Normal wears and tears from many tenants. From my limited experience, they seem to do their best to maintain the property. I haven’t had any interaction yet with the maintenance team so I cannot comment on that.

I have lived here 14 years. My first review was after I had lived here 6 years and that review was not nearly adequate to express how much I love this place. I’m 70 years old and Olga takes such awesome care of my needs as a senior partly disabled man. There are not enough gift baskets on Amazon to express my gratitude to her and the awesome maintenance crew. The apartments are clean and located in a crime free area. If something breaks, they are QUICK to fix or replace. No questions asked. Olga is by far the best manager I have EVER had.

Each spring, since 2024, I rent an apartment at Pleasant Springs through the end of the year. Workng with the office staff (Johann, Meredith, and Olga) is a delight. Every year expectations are exceeded. Most recently (April, 2026) I needed an apartment, providing very short notice. Within in two days, my recently remodeled apartment was move-in ready. Johann was instrumental in getting the apartment ready and in making sure it met my needs (first floor). While the application process is challenging but understandably necessary part of the process, Meredith patiently worked with me to successfully complete the application in one setting, saving time and preventing frustration. I was very appreciateive. During the middle of the summer last year, the air conditioning in my 2 bedroom unit stopped working. I contacted Olga and within the hour, Don Jose brought over a portable air conditioning unit to use as we waited for a new air conditioning unit to be installed. The portable unit was not adequate to cool all the rooms so Olga proactively borrowed two more portable units from a sister company for each of the bedrooms. I thought her thoughtfulness, consideration, and responsiveness were above and beyond. Should a problem surface, Olga will ensure prompt and satisfactory resolution. I enjoy taking my dog on walks and have always felt safe walking him around the complex. He seems to enjoy making friends at the small dog park. The PS management politely reminds pet owners to clean up after their pets by posting signs and by providing plastic bags throughout the grounds. Much appreciated. The grounds are beautifully landscaped and well-maintained. The clubhouse, gym, pool, hot tub, barbeques, and pickleball courts are appreciated amenities. In sum, I recommend Pleasant Springs Apartment Homes without hesitation. I hope your experience is as positive as mine has been. Kevin Smith

After living here for almost a year, I can confidently say this apartment community has some of the most exceptional staff I’ve experienced. Every interaction I’ve had with Johann and Olga has been truly positive. They’re not only professional and responsive, but you can tell they truly care about the residents and go out of their way to make things right. While the property itself is a bit dated (the kitchen is small, appliances are older, and we’ve had some issues with the oven maintaining temperature) those things were ultimately outweighed by how well the team takes care of the people who live here. Even though we will be moving out soon, I would highly recommend this apartment to anyone looking. You almost certainly won't regret living here.

Olga, Johann, and Jeremy are great and helpful leasing agents here at Pleasant Springs. And, the maintenance staff Jose, Alec, and others are always responsive, prompt and efficient, as well. The grounds here are great with all the different walkways, green areas and playgrounds. The swimming pool and terrace area are great and they come complete with a hot tub which is open year round. Food trucks stop by in the warm weather months about once monthly. And, the management offers vouchers each of those months to selected residents.

Me and my wife’s move to Pleasant springs apartments was Pleasant 😁 All kidding aside, they are very nice, secluded and well kept apartments with great and helpful staff. We were in a bad situation at our previous residence and the staff here at Pleasant Springs were very helpful and kind and even gave us our first month rent free! I would definitely recommend moving here if you want a peaceful roomy apartment for a decent price and little commute to the I15 then look no further than Pleasant Springs Apartments! Side note: their maintenance crew is on top of it! We had a leaky faucet when we first moved in and we put in a work order to have it looked at and not even 2hrs later someone was here taking care of it!

This is a nice place with a good variety of amenities. The apartment itself is pretty standard, but well taken care of. All appliances are already in the place and are fixed for free. Maintenance does a good job of fixing problems pretty quickly. They have doggie stations with free baggies, along with a little fenced in dog park. There's a pickleball court and basketball. Also super close to Smith's and Walmart, which is a big plus. Pretty close to I-15, too.

Only been here two months but so far it’s great! They replaced our carpets really quickly, I just wish we could have toured the apartment sooner to notice our carpets needed replacing prior to moving in. Parking after 5pm is kind of a pain if you have more than one car. The rent is fair priced, utilities make it kind of expensive but that’s unfortunately how it be living in 2023. Otherwise everything is great!

Pleasant Springs is a very pretty, calm place to live. I love my apartment, it's big, spacious, large bathroom, love every room! The leasing office staff are friendly, courteous, and always respond quickly to any questions I may have. The neighbors are friendly also. This is the best apt complex I've lived at, in a long time. I actually feel safe here.

I am actually really impressed with the management! They have really improved since the old reviews :) The community is great. The onsite team is AMAZING and so quick to fix things. Plus they are super friendly :) I love the pool and gym area! Although there are hiccups in the move out process, management tries their best to fix any errors once they are aware :) They were great getting us in, and we are glad we lived here! :) Keep in mind the move out charges, you will end up paying for carpet cleaning, plus other stuff, but it’s not as bad as others say. We left out apartment in amazing condition, so hopefully the next people keep it nice. Their charges were valid for pets and pet rent and their prices are very competitive. Carmen is great. So you want to make sure to work with her!

I absolutely love living here and have lived here almost 4 years I believe, and wouldn't mind living here for the next 4 years if not more. I want to give this place 5 stars so bad bc they do deserve it. I love the fact that I have a pool, spa, and gym all on site. The maintenance staff here is completely amazing despite past reviews condemning them. Here's the deal, just pay your rent on time and you have no issues. The office staff are very friendly and despite a lot of the reviews on here are sympathetic to the complexes tenants. I love that they have a playground for my kids to play on and love that they have a dog park even though I don't own a pet, I just wish people would use that area more instead of letting their animals do their business on the grass where my kids play. Now for why I took one star off. Please note I did not take one star off because it's a terrible place to live, just some small personal issues that I have. As I appreciate the cable being included in the rent, I am unhappy with the internet. The internet is constantly going down and it's not my Wi-Fi it's the actual internet service. As it is shared between the individual buildings it can be very slow at times. I wish we were able to get our own internet providers. I would still pay the extra amount in the rent for the internet plus for my own provider but was told I am unable to do so.If your internet goes down on a Saturday night you can expect not to have internet till late Monday morning considering that internet provider office is closed on Sundays. Next even though the office looks down upon people allowing their animals to do their business on the grounds, people do it anyways and it's not always easy to catch them in the act . If someone is caught letting their animal do the business outside of the dog park and its not cleaned up after them,on the grounds there's a $50 penalty for it. If the office were to split that penalty with me I would be more willing to rat people out, as I feel it's absolutely disgusting. I feel we should have cameras that could catch them. My kids don't need to be playing outside and slip in dog poop. We have such great grounds here for kids to play the people with pets are just ruining it for us. Lastly you can hear everything going on in the apartments above you very clearly. I can hear the tenants above me during their romantic times very loudly and while I am able to put my headphones on, I have young children that can hear it and ask why there's a woman screaming upstairs. What am I supposed to say to my five and seven year old about that. All in all if you're looking to rent here it's a great place to live. If the apartment complex can fix those small issues especially the internet considering I'm an online gamer and streamer and I need very high speed internet that doesn't go down constantly. Online streaming is a way for me to make extra cash and it's hard to do so when the internet keeps going down. If we can fix those simple things I would give this place five star rating all day long.

I have been here a couple of months. I really enjoy everything about this place. The only really bad problem is because we work nights. The lawnmowing landscapers and maintenance guys start on the lawn super early in the morning. If they could start somewhere besides the one building with the one bedroom apartments that would be awesome. Every Tuesday we get woken up and then I go to work with a headache or I am stuck at home because I got a headache and it turned into a migraine. I absolutely like living here. I like my neighbors. I only wish that lawn care day on Tuesday morning did not start at the 1st bldg. (one bedroom) building closest to the office & the pool. We get home from work at about 2:30 AM. We work over 12 hours at night. If the lawn care guys could start at a different location that early in the morning it would be absolutely wonderful. I don’t know if it’s possible. Maybe they could start at the very end of the complex since most kids are awake anyway. Thank you for being an awesome apartment complex.

The clubhouse is super nice, they recently redid it and great for family events. Carmen the manager is very experienced and great at her job and really friendly. Maintenance is super helpful and really nice. I have lived at Pleasant Springs Apartments for almost 4 years, and I absolutely LOVE living here. The office staff is so nice, and the maintenance has always been very quick and efficient. Anytime I need anything fixed, It gets done. I love that it is a pet friendly apartment complex. It is so nice that there is a big grassy area in the middle of the apartments. Makes it feel like I am living in a home with a backyard instead of an apartment. I plan on staying for many more years. Very satisfied with my experience.

Nice apartment complex. The pool is always clean and when that's closed for winter, the hot tub stays open. The gym is clean, too. They have someone walk around the entire place and pick up trash every day. I haven't had any problems with the manager or maintenance. The few things I've needed fixed were always taken care of soon enough after calling and they always did it right so I never had to call back again about it. The apartment I moved into was clean when I got there and had vacuum marks, so I know they cleaned it. They told me about everything I had to pay for before I moved in, so no surprises, unlike SOME places in Utah whose names I won't mention *cough cough*. Anyways, nice place, nice people, no problems, so I'd recommend it. Just my opinion. Oh, and they actually shovel the snow early before I even wake up to see them do it. So yeah.

We are still enjoying our time here, and we've even recommended the place to a few people who now live here as well. My husband and I moved in the end of September and so far we LOVE it here. The pet policy is very reasonable and the rent etc is on par with just about everyone else around. Our apartment is spacious and even has an actual dining room! (Usually unheard of in an apt.) We had one maintenance problem when we moved in, and it was addressed and taken care of immediately. The management and maintenance staff have been great so far and all of the fees, rent, etc. were spelled out in writing in advance, and I can even see rent and payments online and pay rent online. The community is really very nice and quiet as well. We have neighbors with dogs and children and we rarely hear anything. We will definitely be staying a while.

We have lived here for a few months now and we love it. Yes, it's a bit pricey, but rent in any apartment or home in the area is pricey. Cost of renting has sky rocketed. Pleasant Springs was the most affordable place we could find. We definitely do not regret our decision to rent here. And our apartment is so nice. When we moved in, it was newly painted, carpets were clean, and it was spotless. The neighbors are great. It's fairly quiet. Management has been extremely helpful. Maintenance is absolutely amazing. They are on top of all work orders we've submitted. They resolve issues so quickly. I am impressed! People have complained about the cost of utilities varying each month. Management is completely transparent about this when you apply. Also, people talk about "hidden fees." There are no hidden fees. Fees are disclosed from the get go and when you sign your lease. Obviously, some people didn't actually bother to read through their lease. This place has been so great. It's a 180 from the complex we used to rent from. I would recommend Pleasant Springs to anyone. As far as any negative reviews go, the people leaving them have (a) not read through the lease prior to signing it. Their problem...not the management's, (b) failed to comply with the policies and rules that are completely transparent, and (c) are just complainers. There are always complainers, especially with people who fail to do their part, always wanting to blame things on someone else. If you are reading through reviews for this complex, just realize that most people with good experiences won't leave a review, unfortunately. All too often, it's the complainers and those wanting to blame others for their failure to follow the policies and rules, as well as their failure to read through the contract and such. Sheesh, we live in a day and age where nobody takes accountability, everyone is entitled, and everything is someone else's fault.

We didn't stay our entire Year because we bought a house but we really liked it here. Maintenance was always quick to respond, the area was always clean, you can hear your neighbors above you more then you would probably like but it's an apt so its expected. I loved it here. I carefully read these reviews before moving in, so when it came time to sign the contract, I took a few hours to carefully read over everything in it. Nothing was out of place, and when I went over the contract with them, they were ecstatic to see that I had already studied it. The staff here were cheerful, helpful and always happy to see me. The apartment was wonderful, the neighborhood is pretty quiet and the walls seem pretty thick. When I began, my base rent was $850/month, with a mandatory data package that cost around $120/month, and then garbage and water/sewage utilities on top of that. All in all, my monthly cost came to about $1,030. It was an excellent place, and I would continue to live here had I not bought a house.

No complaints and I've lived here for a number of years. It continues to be a fact in life that if you are moaning and groaning, it's something you've done not what someone else has done. Are you expecting something in YOUR moment of life or in the business world being able to get to you as quickly as possible? Get over yourself. The business world takes care of many people, not just you. So, basically ~ get over it.

Thank you Pleasant Springs for a great place to live while our home was being built. Pleasant Springs actually works with families that are building a home. They are pet friendly. Our dog was an outside dog and they worked with us to make it comfortable for him. Pleasant Springs was very clean and friendly. I loved the pool and the work out room! The LDS Ward is awesome! Thanks Pleasant Springs for providing a great place to stay while we were in between homes.

I do highly recommend Pleasant Springs Apartments for short or long term lease. The rates are reasonable and competitive for the local area in Utah County. It is a good location for a family and individuals with an easy drive to Salt Lake City or several of the popular mountain resort areas. Pleasant Springs Apartments is a well maintained complex in a quiet location with easy access to a wide variety of retail shopping, restaurants and entertainment. The leasing office personnel, Danielle and Malori, were extremely professional, courteous and helpful with handling all of the required lease contract paperwork. They were very responsive to all my requests for getting the minor maintenance and repair work scheduled, after I occupied the apartment. The maintenance crew has been absolutely awesome in taking care of all the minor maintenance and repair work in a timely manner to my satisfaction.

I love living at Pleasant Springs! The staff here is so amazing. The maintenance staff is the best I have ever seen. They are so friendly, fast, and efficient. I have only had one problem with my garbage disposal and it was fixed the same day I mentioned it to the office! Talk about fast service. The office staff is super nice too. Anytime I go in there with questions they are always willing to help. The community here is pretty awesome too! I don't have any issues with noisy neighbors or their pets. I have recommended Pleasant Springs to many of my friends and coworkers and will continue to praise my home. I can't wait to renew my lease!
